THREE THINGS TO KNOW ABOUT BECOMING A REAL ESTATE AGENT

 

1. WHO IS THE REAL ESTATE AGENT?

A real estate agent is a mediator, or “one who brings two or more parties together for the purpose of concluding a business deal, without being bound to any of them by a relationship of collaboration, dependence or representation” (Art. 1754 Civil Code)

The Civil Code article makes us understand thatimpartiality is an essential element of mediation understood, this one, as the absence of any legal bond, performance of work or any other relationship that makes the intermediary’s activity referable to one of the parties brought into the relationship.

2.HOW TO BECOME A REAL ESTATE AGENT?

  • To have reached the age of majority
  • Be in possession of a high school diploma
  • Not to be disqualified, not to be subject to anti-mafia regulations, not to be subject to ancillary administrative sanctions, and not to be convicted of felonies and any other crime for which the law provides for a sentence of imprisonment of not less than two years and not more than five years
  • Attend the mandatory and preparatory training course for the chamber exam
  • Pass the examination (two written tests and one oral test) at the Chamber of Commerce in your municipality of residence (the activity can then be carried out throughout the country)
  • Submission of an SCIA to the Register of Companies of the relevant Chamber of Commerce, which will immediately assign the status of Business Agent in Mediation

3.WHAT SKILLS SHOULD I HAVE?

To be able to serve as a mediator, an agent must possess the knowledge necessary to carry out the profession: training and experience will enable one to achieve the goal and choose whether or not to specialize in one or more areas.

In addition to legal knowledge and knowledge of the real estate market as a whole, the real estate agent must also possess specific personal requirements: The sale of a property has not only economic but also emotional value, so empathy, kindness and the ability to listen to the customer is essential to generate trust in them. Finally, it is very important to have strong sales and promotion skills.
